In One Graph from Shelter – Why we Need Garden Cities

From today’s important paper from Shelter on how to bridge the gap between house building and housing need.

Note how it assumes some recovery in private house-building and the impact of the CSR, but it wont be nearl,y enough.

Some of the assumptions in the paper of the timescale needed to bring certain policies into affect though are heroic and some of the sillier ideas of the Policy Exchange pass without proper critical comment. How could for example releasing 1% of the Green Belt lead to 33,000 houses NEXT YEAR. Similarly Garden Cities are unlikley to have great impact on completions for at least a decade.

But overall the point is well made, and the same conclusion that the last government reached on the Housing Green Paper, only Garden Cities represent a significantly large scale solution if the Green Belt is not to be trashed.
