London Plan Research – A Shift Towards A City Zoning Typology

Reading some interesting research by Three Dragons, LSE, Arup and other on Density for the GLA on the update of the London Plan.

Amongst its recommendations

  1. A Shift towards a building typologies/PTAL approach to classifying areas and mapping those areas
  2. Hints that FSI/FAR is better than DPH
  3. Increasing the top end of the ‘maximum’ and suggesting a design review route for exceptions

Put them all together and you pretty much have an ‘as of right ‘ zoning system with design review as you might find for example in Vancouver, Miama and many other cities with Typology based zoning.

The question is then why wait two or three more London Plan reviews, lets get the cultural shift in towards a proper zoning system now.
